As real estate agents, one of the most common questions we get from potential home sellers is, “When is the best time of year to sell our home?”

The truth is, the best time to sell is when it makes the most sense for you. However, if you’re looking to maximize your results, the best time to sell is when buyer demand is high, and competition is more manageable. In many markets, this means early spring, when buyers start looking before inventory surges, or summer, when families are eager to move before the new school year.

No matter when you sell, having a solid strategy is key. That’s why we’re sharing three essential tips to help you sell at the right time and get the best possible deal:

#1 Plan early. The earlier you start preparing your home, the better. Getting your home market-ready can take longer than expected, especially if staging, repairs, or updates are needed. We recommend starting at least three to four months before your target listing date. If you’re aiming for an early spring sale, begin preparing in winter when possible and no later than the first week of march. If summer is your goal, start in spring so you can take advantage of peak demand.

“Get ahead of things by listing as early as you reasonably can.”

#2 Budget your time. On average, homes take 7 to 14 days to sell, yet some sellers still expect the quick turnaround of the pandemic market. That’s why it’s important to work with an agent to set a realistic timeline based on your goals and local market conditions. Spring can bring strong demand but also rising inventory, while summer sees motivated buyers eager to move before fall. Understanding these trends can help you time your sale for maximum success.

#3 Position your home strategically. If you have flexibility, listing earlier in the season can help you stand out before inventory peaks. In spring, early sellers can take advantage of strong demand before competition increases. In summer, buyers who need to move before fall are often more serious and ready to act quickly. The key is to price and market your home correctly so it stands out no matter the season.

If you’re thinking about selling this spring or summer, the first step is a pre-listing consultation.
